We reveal our energy-efficient new homes in Wigan

We reveal our first ever homes in Wigan, with the new ‘Tulach’ neighbourhood now for sale.

 

The first phase of homes released are some of the most energy-efficient to ever hit the market in the town. Rated EPC B, they’re built to conserve energy and are packed with technology to help reduce energy bills for homeowners.

 

Our 268-home community, just off Smithy Brook Road and within easy reach of Pemberton train station, features a mix of two, three and four bedroom homes. When complete, they’ll be set among expansive green spaces, packed with lush planting.

 

As well as lower running costs, buyers in Wigan are also set to benefit from recently announced changes to Stamp Duty, with the threshold before any tax paid set to rise to £250,000 for all and £425,000 for first time buyers.

Northstone has revealed a first look at the properties, with a drop-in ‘huddle’ space and the three showhomes now open to visit. The first residents are already getting to know each other before move-in, with a get together at site seeing soon-to-be neighbours enjoy treats from The Little Green Platter Company, The Thirsty Mares and Uncle Joe’s Mint Balls.

 

Chris and Zara Round will be among the first homeowners. Originally from Wigan, they’ve recently moved back from Huddersfield to be closer to family. They’re set to buy a four-bedroom home and have even started a new build Instagram account charting construction and their interior design inspiration. Zara Round said:

 

“We’d noticed the Pemberton Colliery site years ago. As soon as we knew Northstone was the developer we visited their other showhomes in both Bolton and Lancashire and totally fell in love. The high ceilings, large windows and a new build we could genuinely see us having a family in, it was rare find.


“Up to this point, we just weren’t big fans of new build houses. But, after visiting Northstone, we decided we didn't just want one as our starter home, but as a long-term family home. We had to have one on Tulach and were chuffed when we managed to reserve the one we’d set our hearts on. We can’t wait until moving day.”

 

With wide-spread concern over energy costs, our homes are built to be energy efficient. As well as mix of double and triple glazed windows to reduce noise and conserve heat, they’re fitted with a Heat Save Recovery system - which extracts heat from the waste-water; movement sensitive lighting; and smart heating.

 

The first Northstone residents have reported combined gas and electricity bills of less than £100 for a three-bedroom family home.

 

Launch of the community follows our partnership with nearby St Peter’s High School, with pupils taking part in site visits during construction, as well as two-day design challenges to get a taste of careers in the property sector.
