Northstone agrees contracts for huge MoD site

Peel’s housing arm has submitted a reserved matters application and initiated the first contractual phases with Wirral Council to develop 242 homes on a former Ministry of Defence site in Bromborough, empty for more than 20 years.

The proposal for a mixed tenure development of two-, three-, and four-bedroom homes was granted outline permission in November 2022 and will include 20% affordable housing.

Located to the south of Old Hall Road in Bromborough, the near 20-acre site will feature homes ranging from one- to two-storeys.

Houses will be fitted with air-source heat pumps, fully electric infrastructure, and utilise a fabric-first approach to improve energy efficiency. Ample outdoor spaces and a children’s play area are included in the plans.

Northstone expects the first properties to be complete by spring 2026.

The project team includes Wardell Armstrong, E3P, and AJP. Pegasus Group is the planning consultant.

Craig Nutter, managing director at Northstone, said: “Northtsone remains dedicated to delivering high-quality homes that meet both current and future living needs.

“This development not only regenerates a previously underutilised site but also aligns with the company’s vision of creating sustainable and well-connected communities.

“This marks the first of our contracts for this year but we are firmly in the market for new sites across the North West and while much of the pipeline to date has been from the Peel portfolio our sights are now firmly on growing beyond that as this contract demonstrates.”

He continued: “We look forward to fostering new contracts and nurturing existing relationships to continue on our journey providing mixed tenure communities with homes for sale, rent, or shared ownership and also working with investors and RPs to deliver choice and affordability.”
