This year hasn’t been an easy one.
Across the industry, things have been tougher than usual. Costs went up, programmes stretched, and decisions that once felt straightforward suddenly needed a lot more thought. It was a year where nothing came easily.
But we kept going.
Instead of standing still, we adapted. We worked through problems as they came up, supported each other, and stayed focused on what mattered. Building good homes and moving the business forward.
Raising the bar
One of the highlights of the year was opening three new showhomes across Cynefin and Breacla, including the biggest home we’ve ever built. These weren’t just boxes ticked or milestones hit. They represented a step forward in quality, design and confidence in what we’re delivering.
We were proud to welcome Phil Spencer to see our work first hand and to have the chance to challenge some long held views on new build homes.
At Cynefin, the standard of build was also recognised with a Pride in the Job nomination. A credit to the teams on site who care deeply about getting the details right.
Getting sites moving
In a difficult planning environment, getting sites started is no small achievement.
This year we secured planning and started work on site at Windle and Merse, and also achieved planning approval at Setl. These moments often happen quietly, but they are hugely important. Each one represents months, sometimes years, of persistence and teamwork behind the scenes.
Delivering homes
Alongside new starts, we were focused on finishing strong.
We completed the Abri, Popple and Glisk developments, bringing those sites over the line and creating places people now call home. We also handed over hundreds of homes across the business, including 76 at Keld and 64 at Tulach, including a truly affordable net-zero Ultrapanel home.
Every handover marks the end of a long journey for our teams and the start of a new one for the people moving in.
Strong partnerships
This year reinforced just how important strong partnerships are to what we do.
A major milestone was the successful sale of the Letta portfolio of rented homes to Lloyds Living. This was a significant achievement for the business, reflecting the quality of the homes delivered and the strength of the relationship built over time.
Alongside this, we continued to grow our partnerships and worked closely with Mosscare St Vincent and Magenta, contracting 105 affordable homes across several developments.
We also strengthened ongoing partnerships with Great Places, Casa by Moda, Bolton at Home and Torus. These long term relationships play a key role in helping us deliver at scale, support local communities and create homes that genuinely make a difference.
Looking ahead
Alongside delivery, we’ve also been laying foundations for the future. We’ve invested in new opportunities, strengthened the business financially, and set ourselves up well for the years ahead.
This year demanded a lot from everyone. It tested resilience, patience, and teamwork. But it also moved us forward.
As we look to next year, South Heywood, Hazel Grove, Northwich is already taking shape, along with other exciting opportunities on the horizon. There’s plenty still to do, but we’re proud of how far we’ve come.
