# Your First Home: Could This New Scheme Help You Get On The Property Ladder With Just a 2.5% Deposit?

For many aspiring homeowners, saving a deposit is one of the biggest barriers to buying a home.

 

That's why the Government has announced plans for a new first-time buyer initiative called **Your First Home**, designed to help more people purchase a new-build property with a deposit of just **2.5%**. The scheme is expected to include a **20% Government-backed equity loan**, helping buyers secure a home with a smaller deposit and a lower mortgage than they might otherwise need.<https://www.propertywire.com/news/government-confirms-new-first-time-buyer-scheme/>

 

While full details are yet to be announced, here's what we know so far.

 

#### How Will Your First Home Work?

The scheme is expected to work in a similar way to the previous Help to Buy programme.

 

Instead of funding the entire purchase through a mortgage, the cost of the home is split into three parts:

 

- **2.5% deposit from you**
- **20% Government-backed equity loan**
- **77.5% mortgage from a lender**

The Government has also confirmed that the equity loan will have an initial interest-free period, although the length of that period has not yet been announced.

 

#### What Could That Look Like In Real Life?

Let's use a £300,000 home as an example.

 

**Purchase price:** £300,000

✅ Your deposit (2.5%): **£7,500**  
✅ Government equity loan (20%): **£60,000**  
✅ Mortgage required: **£232,500**

 

Compared with a traditional purchase requiring a larger deposit, the scheme could significantly reduce the amount you need to save before buying your first home.

 

#### Why Is This Significant?

For many first-time buyers, affordability isn't necessarily the monthly mortgage payment. It's finding the deposit in the first place.

 

By reducing the deposit requirement to 2.5%, the Government hopes to help more people who may be paying rent but struggling to save enough to buy.

 

Because the mortgage is smaller than a standard high loan-to-value mortgage, buyers may also have access to more competitive mortgage products. 

 

#### Will Everyone Be Eligible?

Not necessarily.

 

The Government has already confirmed that:

 

- ✅ The scheme will be aimed at **first-time buyers**
- ✅ It will apply to **new-build homes**
- ✅ Participating developers will need to register for the scheme
- ✅ There will be **household income limits**
- ✅ There will be **local property price caps**

However, the specific thresholds have not yet been announced and are expected to be confirmed in the Autumn Budget. 

 

#### Why New Build Homes?

The scheme is designed specifically for buyers purchasing a new-build home from a participating developer.

Alongside helping first-time buyers, the Government says the initiative is intended to support the delivery of new homes across England and boost housing supply.

 

For buyers, new-build homes can also offer benefits such as modern layouts, lower maintenance requirements, new-home warranties and higher energy efficiency standards compared to many older properties. The Home Builders Federation regularly highlights the lower running costs associated with new-build homes.

The Your First Home scheme has been announced, but applications are not yet open.
