An overall vision for the sustainable community was previously approved for the 34-acre site in 2021, with detailed plans for phase one and two (208 homes) green lit last year.
Now, we're consulting on the details for a third phase of the community before submitting a Reserved Matters planning application to Bolton Council.
Totalling 17 homes, the plans include design-led bungalows as well as a mix of 2 and 5-bedrooom family homes. They’ll feature electric vehicle charge points, photovoltaic (PV) panels, and will be surrounded by green spaces with extensive new planting and trees. Six of the properties will be affordable homes.
It’s all part of our continued investment to help address Bolton’s housing need, having already delivered high-quality communities with a distinctive design edge at its Airie and Silkash sites.
Consultation on the latest phase of the Horwich plan will run from Wednesday 26 July to Monday 21 August 2023 with people able to find out more and submit feedback online at www.newhomesforhorwich.co.uk

In Horwich, it’s expected that construction will kick-start later this year. The distinctive homes already consented will feature high-ceilings, large windows and will be packed with tech to reduce energy consumption.
Having started out its journey at Silkash in Westhoughton, Northstone has gone on to win awards for its sustainable approach to development – which includes diverting waste from landfill, increasing biodiversity and positively engaging the local community.
Owing to their commitment to creating nature-friendly communities, they also became the first homebuilder in the UK to become a Gold Member of the Wildlife Trust for Lancashire, Manchester and North Merseyside.
In Bolton, Northstone has already been working with the Sixth Form to encourage the next generation of property leaders; has struck up a partnership with the town’s Men In Sheds group by donating waste wood to be made into new creations; and has handed over its striking, wood-clad Huddle marketing suite to education charity Apple Cast to act as a new classroom for its learners.
