Casa by Moda to Bring Nearly 100 New Rental Homes to Wigan’s Tulach Development
Casa by Moda, a suburban build-to-rent operator, has acquired 93 homes at Northstone’s Tulach development in Pemberton, marking their first venture into the North West.
Already established with projects in Glasgow, Doncaster, and Leeds, Casa by Moda has chosen Wigan for their latest move. The newly acquired homes include a mix of two-, three-, and four-bedroom options within Northstone’s larger 268-home Tulach development.
These homes are designed with sustainability in mind, featuring solar panels and an EPC B rating. Renters will also enjoy superfast broadband and smart technology, including security systems, smart doorbells, and sensors to monitor room temperature and air quality, all provided through their tech partner, Utopi.

The deal was advised by JLL, and the first homes at Tulach are expected to be available early next year.
Casa by Moda, launched in 2021, has set a target of building 5,000 single-family rental homes by 2025. Backed by investment heavyweight Ares, the Caddick Group’s residential build-to-rent arm aims to tap into the growing interest in this market. Recent research by Knight Frank highlighted that institutional investors spent a record £1.9bn on single-family homes in the UK in 2023.
